Original roof: The ballasted EDPM assembly was failing at the perimeter and penetration base flashings. The building has numerous restaurant tenants. Consequently, it had numerous mechanical units that were not water?tight and these were serving as access points for continuous leaks. When ballasted roofs leak, the following repair process is required:

  • The ballast is removed to find the active leaks.
  • The rubber membrane is cleaned of dust and debris to ensure the repair materials will adhere to the surface.
  • Once the repairs are done, the ballast is re-distributed to protect the membrane.

Emergency leak repairs on ballasted systems can be a time-consuming and expensive process!



Northcross removed the gravel, which was re-cycled for future use. Wet insulation was replaced where necessary. Each penetration required customized TPO flashings. A highly puncture-resistant 80-mil reinforced TPO assembly was installed. A 20-year labor and material warranty were issued. The entire project was completed while the tenants’ businesses were operational.
